ALISO VIEJO, Calif. — October 31, 2026. Residents will have a chance to follow a proposed residential development on Freedom Lane as Aliso Viejo prepares for a November public hearing.
The city’s legal notices schedule a November 18, 2026 public hearing on a project at 400–700 Freedom Lane. The application proposes 71 for-sale townhomes on a vacant site measuring roughly 7.06 acres.
What is being proposed?
According to the city’s planning project page, Meritage Homes/MLC Holdings, Inc. submitted its application in November 2025. The current concept includes three-story duplex-style townhomes with three- and four-bedroom layouts and two-car garages. Four of the proposed units are designated for very-low-income households.
The plans show a single vehicle entry point from Freedom Lane and common landscaping, a small children’s play area, an open lawn and an outdoor barbecue and seating area. The specific designs remain subject to the applicable review process.
What will officials review?
The November hearing covers proposed changes to General Plan and zoning designations, a vesting tentative tract map, a site-development permit and a development agreement. A hearing notice does not mean a project has received final permission to build or that construction is underway.
Residents concerned about traffic, neighborhood design, stormwater, parking or housing availability should review the publicly available planning materials and find out how to provide comments before or during the meeting. The city has not stated the hearing’s precise start time in its summary table; check the posted public notice and agenda rather than assume a time.
